Why Use a Buyer's Agent for New Construction

The Builder Has Representation. You Should Too.

The sales rep works for the builder

The friendly rep in the model center is paid to protect the builder's bottom line — not yours. I represent you and only you.

Compare the full picture

I help you compare communities, incentives, HOA fees, CDD fees, lot premiums, upgrades, closing costs, and future resale potential — not just the base price.

Avoid expensive missteps

Overpaying at the design center or choosing the wrong lot can cost tens of thousands. I help you spend where it counts and skip where it doesn't.

Negotiation and financing help

I work to negotiate available incentives and can connect you with financing options, including builder-preferred and independent lenders.

Important: My representation may be paid by the builder — but you must register me as your Realtor before or on your first visit to the model center. After that first unaccompanied visit, most builders won't allow it. Registering costs you nothing.

South Florida New Construction — What Builders Don't Explain

By Brian Freia · The Yogi Realtor · Real Broker, LLC

Timing Matters

Builder Incentives Change Weekly

Many builders offer rate buydowns, closing cost credits, appliance packages, design center credits, and quick move-in discounts. The best opportunities are often not obvious online — and they change fast.

Incentives may be available and are subject to availability, community, and builder terms. Nothing on this page is a guarantee of any specific offer.

Protect Yourself

Do Not Walk Into a Builder Sales Office Alone

Not registering your Realtor on the first visit — most builders won't add representation afterward.
Assuming the builder's sales rep represents you. They don't — they represent the builder.
Focusing only on base price while upgrades, lot premiums, and fees quietly stack up.
Ignoring HOA fees and CDD fees that change your true monthly cost.
Overpaying at the design center for upgrades that don't add resale value.
Picking a poor lot location — backing to a road, powerlines, or future construction.
Not reviewing resale value before you buy. New today isn't automatically valuable tomorrow.
Missing inspection opportunities. Yes — new construction homes should be inspected too.

Common Questions

New Construction Buyer FAQ

Does it cost me anything to use a buyer's agent for new construction?

In many cases, buyer representation may be paid by the builder, so it may cost you nothing out of pocket. Compensation varies by builder and community and is subject to change — I'll confirm the details for any community you're considering before you commit.

Will using a Realtor raise the price of the home?

Builders typically build marketing and representation costs into their pricing model across the board. Walking in alone doesn't usually earn you a discount — it just means no one is representing your side of the transaction.

What does "register your Realtor" mean?

Most builders require your agent to be listed on their registration form on your first visit to the sales center (some allow online registration in advance). If you visit first without registering representation, many builders will not allow you to add an agent later. Register me before you go — it's free and protects your options.

Do new construction homes really need an inspection?

Yes. New doesn't mean flawless. Many buyers order independent inspections at key phases — pre-drywall, pre-closing, and before the builder warranty period ends — to catch issues while the builder is still responsible for fixing them.

What incentives are builders offering right now?

It changes weekly and varies by builder, community, and inventory. Rate buydowns, closing cost credits, and design center credits may be available, subject to availability and builder terms. Reach out and I'll check what's currently being offered in your target areas.

I'm relocating from out of state. Can you help remotely?

Absolutely. I regularly work with buyers relocating from New York, New Jersey, California, Illinois, and other high-tax states. We can do video tours, community comparisons, and strategy calls before you ever book a flight.
